If you've ever fancied being lord of your own manor, then now is your chance - as long as you have £2.35m to spare.

Sheringham Hall, on the outskirts of the quaint north Norfolk seaside town, has gone on the market under leasehold.

Those with deep pockets, could bag themselves 10 bedrooms with en-suite bathrooms and 700 acres of parkland and woodland - the only downside is members of the public are welcome to stroll across your front lawn.

The lavish property belongs to the National Trust - which has 71 years remaining on its original 90-year lease - and it means the hall's beautiful surroundings will be expertly maintained.

The imposing house is being put on the market on 24 January, 2008 by Savills and Jackson-Stops And Staff.

According to Nigel Steel, a partner at Jackson-Stops And Staff, it's a bargain.

"It sounds like a lot of money but £2.35m is only the equivalent of £2,000 a month in rent," he said.

Landscaped gardens

The property and its extensive landscaped gardens planted with rhododendrons and azaleas were designed by Humphry Repton, who was buried in Aylsham following his death in 1818.

The house comes with several pieces of original furniture and because of its historical importance any structural or decorative changes must be approved according to the conditions of the new lease.

Despite its impressive price tag, Nigel thinks the hall will sell quickly.

"It's a unique property, it is one of the prettiest houses in Norfolk and a property like this rarely comes onto the market," he said.

As well as the hundreds of acres of land open to the public, there are a further 80 acres of private woodland for the owners to enjoy, which Nigel hopes will be a local family.

"This is the most idyllic family house," he said.
